Moen Home Additions & ADU: The Torrance Owner’s Guide

If you’re planning a home addition or ADU in Torrance and want Moen fixtures throughout, a full addition typically runs $45,000 – $130,000, while a detached ADU lands between $90,000 and $220,000. We install Moen faucets, shower systems, and bath hardware as part of every addition and ADU we build in Torrance, and we’re an independent contractor, not a Moen dealership. Most Torrance homeowners call us after realizing their Moen kitchen faucet is dripping at the base, the shower valve won’t hold temperature, or the pull-down spray head won’t retract. You don’t need to throw out a good Moen fixture. You need someone who can match the right cartridge, hose, or trim kit and do the job without turning a small leak into a drywall repair.

Which Moen Models This Applies To

The short answer is nearly all of them. Moen builds fixtures across a few families: the budget-friendly Chateau line, the widely sold Adler and Brantford series, the mid-range Align and Eva collections, and the higher-end Arris and Weymouth lines. The part numbers change, but inside, most Moen faucets use the same 1225 or 1255 cartridge. The 1225 is the older plastic-body cartridge that fits thousands of single-handle kitchen and bath faucets from the 1990s through today. The 1255 is the Duralast model, brass-bodied, and it’s what Moen now ships in most new production. If your faucet handle pulls up and rotates, you’ve probably got a 1225. If the handle pulls out and pushes back in with a distinct click, that’s a 1255. The shower valves are different. Any Moen tub or shower valve made in the last 20 years is either PosiTemp or Moentrol. PosiTemp uses a single-handle pressure-balancing cartridge, and it’s a clean swap. Moentrol is a two-handle system with a separate volume and temperature control, and people regularly mistake the stem assembly for a cartridge. Buying the wrong one means another trip and another week with a taped-up faucet. We keep both the 1225 and 1255 cartridges, PosiTemp cartridges, spray hoses, and common trim kits on the truck.

Signs Your Moen Fixture Is Failing During an Addition or ADU Build

  • The handle doesn’t return to neutral on its own. A Moen cartridge that stays wherever you leave it usually has a worn return spring or built-up mineral deposit. In Torrance, where our water runs hard through the South Bay, calcium accumulation on the cartridge body is the single most common cause of a stiff handle.
  • Water drips from the base of the spout. That’s a classic 1225 cartridge O-ring failure. The seals flatten over time, especially if the faucet sees years of daily use. Replacing the O-rings sometimes works, but if the cartridge body is scored, a full cartridge swap is the only fix that holds.
  • The shower temperature spikes when someone flushes a toilet. This means the pressure-balancing spool inside the PosiTemp cartridge has stopped doing its job. These wear out faster in Torrance homes with older copper lines and no pressure regulator, and the symptom is worse in second-story ADU bathrooms.
  • You hear a faint whine or rattle when the water runs. Loose internal parts, a worn cam, or debris trapped in the cartridge. Moen cartridges have small rubber washers and springs that don’t last forever, especially if the home’s water heater produces sediment.
  • The pull-down spray head droops or won’t retract. The counterweight under the sink has shifted, or the hose has started to kink where it passes through the spout. This is more common in compact ADU kitchens where under-sink space is tight and things get knocked around.

Replacement Cost & What’s Included

For an addition or ADU in Torrance, the Moen fixtures themselves are a small line item inside a much larger budget. A full home addition runs $45,000 – $130,000 depending on square footage, foundation work, and finish level. A detached ADU, including utilities, plans, and permits, runs $90,000 – $220,000. A garage conversion is $30,000 – $80,000. Within those budgets, Moen fixture packages for a kitchen and one bath typically run $800 – $2,500 depending on the series you choose. We like Moen for additions because the supply chain is steady, the warranty paperwork is straightforward, and replacement parts are never hard to find five years later. On every project, the written price includes all Moen fixtures specified, installation labor, and the trim-out. If a Moen faucet or valve fails within 365 days of our completion date, the fix is free under our Done Right Promise. That covers parts, labor, and a return trip.

Most Torrance homeowners ask the same question once they see the numbers: will the price change once work starts? No. We put the price in writing before any work begins. Every project. No verbal estimates that turn into surprises. Isaac Pruett has been building in Los Angeles County long enough to know that a written price is the difference between a good job and a tense one.

Project Type Torrance Price Range Typical Moen Fixture Cost
Home Addition $45,000 – $130,000 $800 – $2,500
ADU Construction $90,000 – $220,000 $800 – $2,500
Garage Conversion $30,000 – $80,000 $500 – $1,800

DIY or Call Us?

Replacing a Moen cartridge is one of the few plumbing repairs a careful homeowner can do without specialized tools. Moen even sells a small plastic removal tool for a few dollars, and the cartridges twist out of most faucets. What we’d caution: on older Torrance homes with original shutoff valves, the real risk isn’t the cartridge. It’s the crusty angle stop under the sink that won’t fully close, or the galvanized supply line that starts spinning when you put a wrench on it. We’ve been called to South Bay homes where a $30 cartridge turned into a $400 valve replacement because the shutoff was too old to move. For faucets, go ahead and try if everything looks clean. For Moen shower valves, call us. You’re working inside a finished wall, and if the valve body is corroded or the trim screws have seized, you’ll want someone who can open and patch drywall without making it look like a repair. Call (424) 337-6939 and we’ll give you a straight answer on the phone before you touch anything.
